Renting
How can a foreigner rent an apartment in Belgrade?
The same way as a Serbian citizen: you need a passport and a lease with the owner. You choose apartments in the catalogue or send a request; we arrange viewings with the owners, go with you, help agree the terms and check the lease before you sign.
What deposit do owners ask for?
Usually one month's rent, sometimes two. It is returned when you move out if the apartment is in good order. Owners often ask for the first month's rent and the deposit when the lease is signed.
Are utilities included in the rent?
Usually not: electricity, heating, water, waste collection and internet are paid separately on bills. In winter, with central heating, the total is noticeably higher than in summer. Before the viewing we ask the owner roughly how much it comes to per month.
How long are apartments rented for?
Most owners rent for a year or longer. A 6-month lease is possible, but not with every owner. We do not offer short-term daily rentals.
What is the white card and who arranges it?
The white card (beli karton) is proof that a foreigner's place of residence is registered with the police. You need it to open a bank account and apply for a residence permit. Registration is usually done by the owner, or by the tenant together with the owner. We agree on it in advance so there is no refusal later.
How much do your services cost for renting?
Our commission is 50% of one month's rent, paid after the lease is signed. It covers the search, negotiations with owners and transport to viewings of the shortlisted apartments.
Can I live with pets?
It depends on the owner. The catalogue has a filter "Amenities → Pets allowed". If the listing does not say, we ask the owner before the viewing.
Buying
Can foreigners buy an apartment in Serbia?
Yes. Citizens of most countries can buy apartments and houses in Serbia. You need a passport and a Serbian tax identification number, which is issued during the transaction. Agricultural land is harder for foreigners to buy; we review such cases individually.
How does a purchase work?
The parties sign a preliminary contract and pay a deposit, then the main contract is certified by a notary. After payment, ownership is registered in the cadastre. We check the documents before the deposit and accompany the deal until registration.
What should be checked before buying?
Above all, the cadastre extract: who the owner is and whether there are encumbrances such as a mortgage or a lien. It is also worth checking that the apartment is legalised (uknjižen), that the actual area matches the documents and that any alterations were approved.
What taxes and costs are involved in buying?
Usually the property transfer tax, or VAT if the seller is a developer, plus notary fees and cadastre registration. The tax amount and who pays it depend on the type of transaction, so we calculate the exact figure for each property.
Does buying property give a right to a residence permit?
Serbia has a ground for temporary residence linked to property ownership. The requirements and the list of documents change from time to time, so we confirm the current conditions before the deal and help prepare the documents.
What is the difference between "novogradnja" and a new build?
In Serbian, "novogradnja" means any modern building, often from the 1980s–2000s. We only call a property a new build if the building is under construction or has just been completed, and only such properties appear in the "New builds" section.
General questions
Why only listings from owners?
We work directly with owners, so the prices in the catalogue are the owners' prices with no agency mark-up. We check the details of every property before the viewing.
How do I book a viewing?
Open a listing and click "Book a viewing": leave your name and phone number and we will call you back to arrange a time. You can also message us on WhatsApp or Telegram straight from the listing page.
Why are prices in rubles and dinars approximate?
Owners set prices in euros; we convert them to rubles and dinars at the current rate. Contracts usually state the price in euros, and payment is made in dinars at the rate on the day of payment.
Do you help with relocation?
Yes: we help with residence registration (white card), bank accounts and residence permit applications. If needed, we can advise on schools, kindergartens and transport in your chosen district.
